MIROMAR LAKES – Modern architecture is ready to be experienced at Miromar Lakes Beach & Golf Club with the completion of Arthur Rutenberg Homes/Lyons Housing’s designer-furnished Beach Villa model – the first featuring Miromar Lakes’ new Modern Architecture Collection. It has a 5-foot-wide iron-and-glass door that pivots open to the foyer, where a marble mosaic is inlaid into the main flooring – a tile with a concrete look that is used throughout most of the home’s 2,759 square feet of air-conditioned living. Ahead is the great room, kitchen and casual dining room and a wall of pocketing sliding glass doors revealing the lanai and multiple water features, including a raised spa, water jets and a water wall. Storefront doors open into the study, where a large window occupies almost an entire wall.
The great room, kitchen and dining area feature an open floorplan. The great room’s two sofas and tufted gray leather-wrapped armchairs face the TV wall – a wallpapered niche which features a floating custom credenza with a rich espresso finish. Espresso-toned custom cabinetry tops the niche and extends into the ceiling of the powder room vestibule.
In the gourmet kitchen, espresso-finished lower cabinetry is complimented with glossy white lacquered uppers and white quartz countertops offering plenty of workspace, a dry bar and coffee bar. Natural stone backsplashes in hues of espresso, gray and taupe are backlit, making light seem to flow down the walls. The stacked stone treatment from the outside is brought inside, creating dimension around the walk-in pantry which has a white door inset with rectangles of frosted glass.
The oversized espresso-finished freestanding island is illuminated by a trio of cascading pendant lights and offers seating for four, generous prep space, a deep sink, Cove dishwasher and custom shelving on the ends. High-end stainless steel appliances include a Sub-Zero side-by-side refrigerator, Sub-Zero wine cooler, Wolf oven and range.
The rectangular dining room table is positioned below a modern chrome chandelier and at the sliding glass door with ease of access to the outdoor kitchen, equipped with a grill, sink and refrigerator. The lanai provides areas for dining and sitting, the latter facing a 47-inch linear fireplace with a TV above. The asymmetry of the fireplace is balanced by inset ipe-clad shelves with display lighting.
Ipe, a heavy wood known for its durability, comprises the ‘floating’ sun deck, where three chaises gaze to a tiled sheer descent water wall and a trio of jets that send streams of water arcing into the pool. The pool wraps around to a sun shelf, further intensifying the floating effect of the raised negative-edge spa tiled in sun-catching glass tile mosaics in deep blue and earth tones.
The master bedroom overlooks the spa through a large window and offers several places to enjoy the view, including a sitting area with two cozy armchairs and the upholstered bed. The master suite features a fabric-wrapped console and two matching nightstands, an oversized walk-in closet, plus a restful palette of sand, water and gray. In the master bathroom, backsplash and shower tiles emulate waves in a watery gray-blue – an effect amplified by backlighting. The frameless glass-enclosed shower is inset with shimmering glass and matte tiles in watery hues, a fixed showerhead and a hand-held sprayer. The bathroom floor resembles marble, swirling below the freestanding tub and a custom vanity with an espresso finish, dual sinks and gray quartz countertop.
The Beach Villa’s two guest suites overlook Miromar Lakes’ Botanical Park just across the street. Both rooms have walk-in closets and private full bathrooms. Each features a distinct design, one with a palette of crisp white and a darker gray-blue than the rest of the home. The second has navy blue and white linens, darker wood tones and an armchair positioned at sun-welcoming corner windows.
The floorplan also offers an arrival center between the garage and utility room. It has 4,190 total square feet, including the garage, entry and covered lanai.
